Shooting Guide

Follow this checklist when filming a property walkthrough. It's optimized for AI-powered video editing — better footage in means better content out.

Equipment

  • Camera capable of 4K at 30fps
  • Gimbal or stabilizer — handheld shake causes bad scene cuts
  • Lapel microphone for narration (clip-on, wired or wireless)
  • Optional: Drone for aerial establishing shots

Shooting Technique

  • Move slowly and steadily — fast motion causes bad cuts and blur
  • Pause 2-3 seconds when entering each new room (hold still)
  • Pause 2-3 seconds before leaving each room
  • No whip pans — fast rotations degrade AI analysis
  • Each room: wide establishing shot + detail shot of standout features
  • Film each space from at least 2 angles

Narration (Highly Recommended)

Narrating during the walkthrough dramatically improves results. The AI uses your voice to identify rooms, highlight features, and generate captions.

  • Announce each room as you enter: "This is the primary bedroom..."
  • Call out key features: "Notice the quartz countertops..."
  • Mention dimensions or stats when relevant
  • Speak clearly at a moderate pace
  • Avoid talking over loud background noise (HVAC, traffic)

Lighting

  • Turn on every light in the house before filming
  • Open all blinds and curtains for natural light
  • Maintain consistent exposure — avoid sudden bright/dark transitions
  • Exterior: shoot during golden hour or overcast for even lighting

Film in this order for a logical flow that the AI can follow.

Exterior (5-8 shots)

  • Hero front facade — straight-on, street-level
  • Angled front — showing depth and landscaping
  • Front door / entryway close-up
  • Garage exterior
  • Backyard / patio wide shot
  • Drone / aerial establishing shot (optional)

Main Living Areas

  • Entryway / Foyer — wide shot
  • Living Room — 2 corner shots + feature detail
  • Kitchen — wide angle + island/countertops detail + flow shot
  • Dining Area — wide shot + detail

Primary Suite

  • Primary Bedroom — corner angle + feature shot
  • Primary Bathroom — layout + feature (vanity, tub, shower)
  • Walk-in Closet (if notable)

Secondary Spaces

  • Each additional bedroom — 1 wide shot from doorway
  • Each secondary bathroom — 1 layout shot
  • Home office / bonus room / laundry / garage interior

Outdoor Living & Closing

  • Patio / deck — wide shot with furniture layout
  • Pool close-up (if applicable)
  • Closing exterior — wide establishing shot or aerial

Common Mistakes to Avoid
